WHAT IS A MODULAR HOME?
A Modular Home is constructed in a factory and can be made up of one Module or Multiple Modules that are transported to site and finished off with connections and driveways, ready for you to move in before you know it.
A modular home is a home built in sections (modules) in a factory setting and then transported to the building site for assembly.
ARE MODULAR HOMES AS DURABLE AS TRADITIONAL HOMES?
Modular homes adhere to the same building codes as traditionally built houses and can be equally, if not more, durable due to the controlled conditions of factory construction. They look very similar to site-built homes and can be indistinguishable once completed, with the same potential for high-quality finishes.
HOW LONG DOES IT TAKE TO BUILD A MODULAR HOME?
Modular home construction is faster than traditional building, thanks to the concurrent construction of modules and site preparation. However, the total project timeline is influenced by factors such as site accessibility, the extent of customisation, and local permitting procedures. Your Sales manager can confirm a time frame for you.
HOW ARE MODULAR HOMES TRANSPORTED AND ASSEMBLED?
The modules are transported to the site on trucks and then lifted into place by a crane.
WHAT IS THE BUILDING PROCESS FOR A MODULAR HOME?
The process typically involves initial consultation, site assessment, design and customisation, obtaining permits, factory construction, site preparation, delivery and installation, finishing touches, and handover.
CAN I VISIT MY BLOCK
Creative Modular Homes are constructed off-site so it won’t be available to view until it is almost completed and transported to the site. You are more than welcome to visit your site once your home is on it, however you need to be accompanied by a Site Supervisor.
Due to occupational health and safety requirements, you are not able to visit your site throughout construction unsupervised.
I WANT TO BUILD A NEW HOME, WHERE DO I START?

WHEN DO I START PAYING?
Once you’ve chosen your design and land, an initial payment is required for a soil and contour survey. After agreeing to the contract price and signing, a balance of deposit, representing 5% of the contract price, is due.
CAN I CUSTIMISE A DESIGN?
Creative Homes Hobart offers over a fantastic array of home designs to choose from, these are all pre-engineered and fully costed, which save you time and money, however all with flexible floor plans that can be customised to your needs. For a truly unique home, our in-house designer can also help you create a completely original floor plan.
WHAT ARE STANDARD INCLUSIONS?
Standard inclusions are the fixtures and features included in your new home’s price. While these items provide a solid foundation, all can be upgraded to better suit your lifestyle and budget. These upgrades can be selected and ordered during your Studio C appointment.
WHY CAN’T CONSTRUCTION OF MY NEW HOME BEGIN AS SOON AS I SIGN MY BUILDING CONTRACT?
The pre-construction phase typically involves awaiting approvals like finance (which can take up to 30 days) and town planning (which can take several months, especially in inner urban areas). We’re committed to getting you into your new home as quickly as possible and will work diligently to minimse this waiting period. Please don’t hesitate to contact us with any questions during this time.
DOES CREATIVE HOMES APPLY FOR MY FIRST HOME GRANT?
We regret that we cannot apply for your First Home Owner Grant. Please contact your bank for assistance with this application.
DOES CREATIVE MODULAR HOMES HANDLE THE COUNCIL APPLICATION AND APPROVAL PROCESS?
Yes, our specialist team will handle all necessary approvals and permits, including planning approvals, engineering plans, building surveyor certificates, and full building and plumbing permits, to prepare your project for the construction phase.
WHO ARE MY KEY CONTACTS IN THE BUILDING PROCESS?
Pre-Site Contacts:
- Sales Manager: Your primary contact throughout the pre-site phase, helping you find the right home for your lifestyle and budget. They’ll guide you through the preliminary (tender) and formal building contract appointments.
- Colour Selections Consultant: During your Studio C appointment, this consultant will assist you in choosing interior and exterior colours, fixtures, light fittings, power points, and multimedia options, ensuring your new home achieves your desired aesthetic.
On-Site Contacts:
- Construction Manager: Will oversee the entire builds progress and answer any questions you may have during construction.
- Site Supervisor: Will also be available to address your questions throughout the building process and meet with you onsite at various stage inspections.
WHAT DOES A 6 STAR ENERGY RATING MEAN
All our homes are designed to meet 6-star energy efficiency standards. However, customer customisations can sometimes impact this rating. In such cases, your double glazed windows are standard, we may recommend additions like enhanced insulation, or specialised doors to ensure your home achieves the desired 6-star rating.
DO YOU BUILD “SMART HOMES”
During the customisation phase, you’ll have the option to upgrade your home’s energy efficiency.
WHAT IS AN EASEMENT?
An easement is a designated section of land registered on your property title that grants another party (like the council) the right to use it for a specific purpose, such as accessing sewage or stormwater pipes. Permanent structures cannot be built on an easement, and its presence on your property, or even a neighbouring property, may influence the final design of your home’s slab.
WHAT IS DOUBLE GLAZING?
Double-glazing uses two panes of glass, each about 3-4mm thick, separated by a 10mm gap. This design improves energy efficiency and reduces noise.
WHAT IS A SOIL TEST AND CONTOUR SURVEY?
Creative Modular Homes will conduct a soil test and contour survey to assess the soil conditions and design appropriate foundations. The contour survey is a scaled drawing of your site, illustrating the land’s slope, service connection points, easements, and any existing features.
